How it works
RénoPlex helps owners of Montréal buildings with 1 to 5 dwellings, including individuals, companies, co-ops and housing non-profits, renovate older, modestly valued buildings. The subsidy is a fixed amount per unit of work. Examples include $410 per replaced window, $550 per door, $700 per patio door, attic insulation at $3 per m² per R20 added, above-grade wall insulation at $4 per m² per R4 added, exterior foundation insulation at $9 per linear metre per R5 added, and $1,350 per dwelling for replacing an oil furnace with a central heat pump.
There are three blocks. Block 1 (1–5 units) covers foundations, plumbing, heating and air conditioning, electrical and similar work. Block 2 (2–5 units) adds the roof, building envelope, windows and doors, balconies and ventilation. Block 3 covers flood protection only, with a $500 minimum. Blocks 1 and 2 need a subsidy of at least $3,000. The subsidy is capped at 50% of actual costs and at $26,000 for a single-family home or $52,000 for 2–5 units. For co-ops and non-profits, amounts are multiplied by 1.5, up to $39,000 or $78,000 and 75% of costs.
You must not start work before the application is approved, which takes 3 to 4 months. After approval you have 18 months to finish, and borough permits are required.
Who qualifies
- Building of 1 to 5 dwellings in the City of Montréal, built more than 20 years ago
- Owner is an individual, corporation, housing co-op or housing non-profit
- Property value at or below $3,860 per m² (Blocks 1 and 3) or at or below the borough's low-valuation threshold (Block 2)
- At least 50% of units occupied when you apply and during the work (single-family homes must be occupied)
- Any oil-fired boiler, furnace or water heater in the building must be replaced as part of the project
- Minimum subsidy of $3,000 (Blocks 1–2) or $500 (Block 3)
- Work must not start before the application is accepted
How to apply
Step 1: Read the RénoPlex Program Guide and check your building's value per square metre against the threshold.
Step 2: Submit the online application form with the documents listed in the guide.
Step 3: Wait for conditional approval (about 3–4 months) before starting any work, and get your borough permits.
Step 4: Finish the work within 18 months of approval and send the final documents to receive the subsidy.
