How it works

Novoclimat certifies new homes built by certified contractors to energy-efficiency standards above the building code. Once a house is certified, the first buyer receives $2,000, or $4,000 for a first-time buyer. The builder separately receives $1,500, or $2,500 at the Novoclimat Sélect level.

The Novoclimat option has to be in the sales contract before construction starts. An evaluator inspects the home during construction, and certification triggers the grant: the owner receives the certificate and a claim form by mail, and a cheque follows within 10 weeks of sending it back. Certified homes may also qualify for CMHC's Eco Plus mortgage-insurance refund and green-mortgage discounts from some lenders. Small multi-unit buildings have their own per-unit grants, paid to the applicant once the building is certified.

Who qualifies

  • Newly built house (detached, semi-detached, row, two-generation, or with an attached unit) built by a Novoclimat-certified contractor
  • Novoclimat option included in the sales contract before construction begins
  • Home must receive Novoclimat certification after inspection
  • Buyer grant goes to the first buyer

How to apply

  1. Step 1: Choose a Novoclimat-certified builder and add the Novoclimat option to your purchase contract before construction.

  2. Step 2: The builder registers the project, and an evaluator inspects during construction.

  3. Step 3: After certification, fill in the claim form you receive by mail and return it. A cheque follows within 10 weeks.
