How it works

The Town of Banff's Deep Retrofit Program pays for energy savings rather than for specific products. An EnerGuide evaluation before and after the work measures how many gigajoules (GJ) a year your home saves. The Town pays $125 per GJ of savings up to the rating of a typical new home of the same size and type, and $250 per GJ for any savings beyond that.

To qualify, the project has to close at least half the gap between your home's current rating and a typical new home, and at least half of the improvement must come from the building envelope, such as insulation, windows and doors. Homes generally need to be more than 20 years old and occupied year-round. Rental and staff housing can qualify.

The program launched with Banff's Clean Energy Improvement Program in March 2025. If you finance through CEIP you are considered for the rebate automatically and it reduces your loan balance. You can also apply for the rebate on its own.

Who qualifies

  • Detached, duplex, row house, townhome or low-rise multi-unit residential building (under 3 storeys, footprint 600 m² or less) in Banff.
  • The building is more than 20 years old (the Town may relax this) and occupied 12 months of the year.
  • Municipal tax and utility accounts are in good standing.
  • The retrofit closes at least 50% of the gap to a typical new home, with at least half of the improvement from the building envelope.
  • Town approval is required before work starts. Work done before approval doesn't qualify.

How to apply

  1. Step 1: Get a pre-retrofit EnerGuide evaluation from an NRCan-registered energy advisor (typically $500 to $700).

  2. Step 2: Apply online with your Homeowner Information Sheet and Renovation Upgrade Report. The Town sends an estimated rebate.

  3. Step 3: After approval, get permits and complete the upgrades.

  4. Step 4: Book a post-retrofit evaluation with the same service organization and email the reports and invoices to rebates@banff.ca.

  5. Step 5: The Town calculates the final rebate and mails a cheque. CEIP borrowers apply through CEIP instead, and the rebate is applied to the loan.
