How it works

If you buy a never-occupied, energy-efficient home (including a new condo unit or a prefabricated home) with a CMHC-insured mortgage, you can ask CMHC to refund 25% of your mortgage loan insurance premium.

The home needs either an eligible certification (such as ENERGY STAR, R-2000, LEED, CHBA Net Zero, Built Green, Novoclimat, Passive House or certain BC Energy Step Code levels) or an EnerGuide rating at least 20% better than a typical new home.

You must apply within two years of your mortgage closing. On a typical insured mortgage the refund can amount to a few thousand dollars, depending on the size of the premium.

Who qualifies

  • Mortgage insured by CMHC (confirm with your lender)
  • Home is newly built and has never been occupied (new houses, condo units, prefabricated homes)
  • Home holds an eligible energy-efficiency certification or an EnerGuide rating at least 20% better than a typical new home
  • Application submitted within 2 years of the mortgage closing date

How to apply

  1. Step 1: Confirm with your lender that your mortgage is CMHC-insured

  2. Step 2: Obtain the home's eligible certificate or EnerGuide rating (usually from the builder)

  3. Step 3: Complete the CMHC Eco Plus refund form, signed by all borrowers, and attach a void cheque

  4. Step 4: Submit by email, fax or mail as instructed on CMHC's site; processing takes roughly 8 to 10 weeks
